Kensington lettings agents: lettings in London W8

Since 1689 Kensington has been known as the Royal Borough when Kensington Palace became home to William III. The Palaces' State apartments and the surrounding Kensington Gardens, opposite the Royal Albert Hall, are open to the public. Kensington is a particularly smart borough and has traditionally been home to a number of Embassies and wealthy families. This is reflected in the fashionable shops, chic restaurants and boutiques of Kensington Church Street, which runs between Notting Hill Gate and High Street Kensington. Museums are plentiful - The Natural History Museum, The Science Museum, The Victoria and Albert Museum, The Geological Museum and the Brompton Oratory are all within easy reach.

Kensington's central location makes it a popular choice resulting in high rental prices. Much of the property in the area consists of large, whit stucco-fronted houses, many of which have been converted into well proportioned apartments.

The Borough of Kensington and Chelsea is home to some of the most interesting and enjoyable attractions in London. From the ever-hip King's Road in Chelsea to the more recently popular Notting Hill; the shopping heaven that is Kensington High Street; the fantastic greenery and scenery of Kensington Gardens; or some of London's top museums, located in South Kensington.

Many of you may have heard about the area in recent years in connection with Princess Diana, who resided at Kensington Palace. Further back, Kensington and Chelsea was the area that started "Swinging London" in the mid-60s with places like King's Road, Kensington Market and Biba Fashion House. Nowadays, amongst other things, Kensington and Chelsea is the most affluent borough in Britain. Perhaps surprisingly then, it is apparently very popular with younger visitors because there are still much reasonably priced accommodation available. These visitors, as well as numerous others, come to Kensington and Chelsea to explore many of the area's attractions.

History of Kensington and Chelsea

Kensington and Chelsea first originated from Saxon settlements with both mentioned in the Domesday Book of 1086. Royalty first moved into the area in 1689 when William III moved into Kensington Palace. Queen Victoria was born in Kensington Palace in 1819 and continued to reside there until her accession to the throne in 1837. With Queen Victoria's wishes, the title "Royal Borough" was given to Kensington in 1901, after her death.

In the census of 1801, Kensington was recorded as having a population of 8,500, Chelsea 11,600. By 1831 this had risen to 32,371 and 20,902 for Kensington. It was only in 1861 that Kensington overtook its neighbour in population size.
The two boroughs were only united in 1965 to form the Royal Borough of Kensington and Chelsea.

London Short Term Lets

Most short lets are catering for holidays or business people working in this country on a short term basis. Business professionals are the ideal tenants for most people. Companies are often willing to pay handsomely for high quality properties in the right locations, as the alternative is hotel accommodation - usually much more expensive for an equivalent standard of accommodation. Some companies can even afford to supply cleaning, laundry, chauffeur and catering services for the tenants they are placing, due to the savings that they make over hotel accommodation

Luxury Short Lettings

With the exception of holiday homes, where certain other factors come into play, high class exclusive homes dominate the short term letting market, with both flats and houses being popular. Not only are they generally high quality properties in upmarket areas, but the most successful are also presented with an attractive décor and furnished to a high standard. However, if your property does not fit this bill, it does not mean you won't be able to find a short term tenant. Excellent location, proximity to useful transport links, pleasant grounds or some other appeal can make your home attractive to certain tenants.

London Landlords

Short term lets can provide a lucrative source of extra income as they can generate anything from 15 to 50 percent more than rental prices under an assured shorthold tenancy. For this reason, some landlords actually prefer to let short term, hoping to find a series of tenants for a property, doing their utmost to minimise empty periods. This strategy can work for some properties in some areas, but it is risky, as your property has a good chance of lying empty between lets.
