South Bank Lettings Agents: Lettings in London SE16

The name South Bank has spread from the cultural ghetto around Waterloo Bridge to take everything from County Hall downstream to Tower Bridge. It is dominated by the Royal Festival Hall and South Bank Centre on one side of Waterloo Bridge, and the Royal National Theatre on the other. There's art in the Hayward Gallery, music in the concert halls, a vibrant mix of plays at the theatre and the history of film and television at the Museum of Moving Image, along with events and restaurants.

South Bank in recent years has become home to the world famous British Airways London Eye and the Millennium Bridge. The mixture of old warehouse conversions date back to the time of Charles Dickens and modern developments make this an extremely desirable area to live.

South Bank SE1

London's South Bank complex is the largest arts centre in Europe, and has played a large part in establishing the capital's reputation as a cutting edge cultural experience. It's popular with a very wide demographic, from skateboarding kids to elderly theatre fans, and was also the location of Hugh Grant's stuttering proposal in Four Weddings and a Funeral.

There's so much to do on the South Bank that you could quite easily spend a week going from display to performance and still only see half of what's on offer. With the Royal Festival Hall, the Hayward Gallery and the National Film Theatre amongst a host of other attractions, you're sure to find something up your street.

History

The area now occupied by the South Bank complex was for many years a marshy stretch of land sitting next to the River Thames. Difficult to build on, it was largely untouched until the 18th century, when drainage techniques had improved to the extent that it became a viable site for development. This took the form of industry and slum housing, and the area soon became a place of ill repute.

The nearby Waterloo station was built in the 19th century, and the construction further increased the number of people living and working in the area. The Second World War and specifically the heavy bombing the area received destroyed quite a lot of the old housing.

The decision to hold a post-war Festival of Britain in the area (with the aim being to cheer everyone up after the misery of the preceding years) lead to further demolishment of old tenement blocks, as it incorporated plenty of large-scale building.

The Royal Festival Hall is the only building from the Festival to survive, and is a beautiful modernist structure, designed by Leslie Martin, Peter Moro and Robert Matthews.

Later came the Hayward Gallery, courtesy of Geoffrey Horsefall and the GLC Department of Architecture, and more recently the IMAX Cinema in the middle of the roundabout at the bottom of Waterloo Bridge.

The area was looking a bit tatty in the early 90s, but the re-development of the OXO Tower and Gabriel's Wharf market, not to mention the London Eye, have led to quite a bit of tidying up, and it's pretty much back to its former glory.

London Short Term Lets

Most short lets are catering for holidays or business people working in this country on a short term basis. Business professionals are the ideal tenants for most people. Companies are often willing to pay handsomely for high quality properties in the right locations, as the alternative is hotel accommodation - usually much more expensive for an equivalent standard of accommodation. Some companies can even afford to supply cleaning, laundry, chauffeur and catering services for the tenants they are placing, due to the savings that they make over hotel accommodation

Luxury Short Lettings

With the exception of holiday homes, where certain other factors come into play, high class exclusive homes dominate the short term letting market, with both flats and houses being popular. Not only are they generally high quality properties in upmarket areas, but the most successful are also presented with an attractive décor and furnished to a high standard. However, if your property does not fit this bill, it does not mean you won't be able to find a short term tenant. Excellent location, proximity to useful transport links, pleasant grounds or some other appeal can make your home attractive to certain tenants.

London Landlords

Short term lets can provide a lucrative source of extra income as they can generate anything from 15 to 50 percent more than rental prices under an assured shorthold tenancy. For this reason, some landlords actually prefer to let short term, hoping to find a series of tenants for a property, doing their utmost to minimise empty periods. This strategy can work for some properties in some areas, but it is risky, as your property has a good chance of lying empty between lets.
